Our client is seeking a Pre-Construction Manager to join their team and contribute to a company known for its family-oriented culture. Roles & Responsibilities
- Collaborate with owners, architects, and design professionals throughout the project lifecycle, including conceptual planning, design development, construction documentation, budget preparation, and project transition to operations.
- Develop conceptual budgets early in the project based on client-provided unit metrics.
- Conduct constructability reviews at various design stages to ensure feasibility and efficiency.
- Prepare detailed and accurate estimates that clearly outline project costs and scope at different phases.
- Create final contract exhibits that reflect the approved budget for client approval and execution.
- Perform value engineering studies to address budget concerns and propose cost-effective solutions.
- Utilize bidding software to prepare detailed instructions for bidders, trade-specific clarifications, and comprehensive bid packages.
- Review and validate subcontractor bids and proposed project schedules.
- Engage in subcontractor and client outreach to expand partnerships and business opportunities.
- Represent the company at industry and community events and actively participate in business development activities.
- Innovate and enhance pre-construction practices to ensure the company remains at the forefront of the industry.
- Provide training and mentorship for pre-construction staff as opportunities arise.
Qualifications & Skills
- Ability to read, navigate, and interpret project plans and specifications.
- Proficiency in preparing and presenting proposals and project estimates.
- Capable of managing multiple assignments concurrently with strong attention to detail.
- Excellent written and verbal communication skills.
- Strong work ethic and a proactive, solutions-oriented mindset.
- Proficiency in Microsoft Office Suite (Excel, Word, etc.).
Education & Experience
- A Bachelor’s degree in Engineering, Construction Management, or a related field is preferred.
- Minimum of four years of relevant experience in pre-construction management.
- Knowledge of building construction, materials, systems, market conditions, and trade practices.
