About Our Client

Position Overview

We are seeking an experienced Project Manager to lead projects valued between $10M and $35M. The ideal candidate has extensive experience managing ground-up, multi-story commercial projects—particularly high-rises and parking structures—and is comfortable working in the Los Angeles, Orange County, and Inland Empire regions.

Key Responsibilities

Project Leadership:

  • Oversee projects ranging from $10M–$35M, including Class A high-rises and multi-story parking structures.
  • Lead either Design-Build General Contracting Projects or Structural Concrete Subcontractor Projects.

Project Management:

  • Manage a wide variety of projects, including parking structures, mid-size office buildings, high-rise towers, transportation and aviation projects, higher education facilities, multi-family podiums, government buildings, hotels, green energy projects, NASA, and military projects.
  • Ensure all projects include self-performed structural concrete work as a Union Contractor.

Cost Control & Reporting:

  • Review and manage project budgets, including self-performed work, in partnership with the superintendent.
  • Provide regular financial reporting (P&L), track key issues and events, manage applications for payment, and maintain schedules.

Communication & Coordination:

  • Act as the primary liaison between the project site, the owner, and the general contractor.
  • Prepare subcontract and purchase order scopes.

Documentation & Procedures:

  • Read and interpret detailed plans and specifications.
  • Adhere to the client’s project management standards and practices.

Team Collaboration:

  • Be a hands-on leader who actively participates in project management rather than delegating most tasks.

Qualifications

Experience:

  • Minimum of 10 years’ experience in commercial ground-up construction project management.
  • At least 5 consecutive years as a Project Manager on multi-story projects (excluding single-family residential and mostly tenant improvement projects).

Skills:

  • Strong knowledge of scoping, buyout, cost control, and effective communication.
  • Familiarity with project management software; Prolog and Converge experience are a plus.

Additional Requirements:

  • Willingness to work on both Design-Build General Contracting and Structural Concrete projects.
  • No out-of-state candidates will be considered.
  • Candidates with over 30 years of industry experience, or those with primarily executive/managerial roles with heavy delegation, will not be considered.
  • Preference for hands-on Project Managers with stable work history (minimum 2 years per position).
